I would like some advise on how much you reveal about your home when you are selling it. I have live in this home for 20 years, do you tell the prospective buyer about every water leak, condensation pump quit working, leaked on the laminate floor replaced the floor and the pump, water leak before new roof 15years ago, water leak before the second roof, 5 years ago. the time we patched the ceiling when a foot through the ceiling, it was patched, squirrels in the attic, but not any more, the two times we have had to roto rooter the shower drain, etc.?  Don't want to be misleading but don't want to scare people either. Thanks, pray that if this is meant to be it will sale, if not, this is where my son and I are supposed to be, sick of open houses, home tours, etc.  Thanks!

Not an expert, but I believe the full disclosure clause when selling a home pertains to existing problems.  In other words, if there was a water leak 10 years ago, and you fixed it, AND all the damage it caused, you don't need to disclose.....see what some others think, but I think that is how it is.

I have to assume that you have an realtor that you're working with - s/he would be the best resource to find out what the disclosure laws in your state are. Because.... if S/HE doesn't disclose what they legally must - S/HE is looking at a lawsuit.

In AL you dont have to disclose info... *Unless* you are directly asked about a particular issue.

This will vary from state-to-state.

Kinda crappy- but this is why people should always have a home inspected.

I bet the law on this varies by state (assuming you are in the U.S.) and country (if outside the U.S.). Would you care to reveal the state the house is in?

You might be able to find the answer by googling, including your state in the search. For example, I'm in PA and I just googled "PA seller disclosure" and got several hits with what is apparently the standard form sellers are supposed to fill out.
